The Future Of Building Quotes: Why Professionals Are Charging

The Real Cost of a “Free” Quote

Let’s break it down.

Every day, builders get enquiries, sometimes several in a single morning. A kitchen here, a bathroom there, maybe an extension, new build or some maintenance. On the surface, it’s just another “free quote.” But is it really?

Let’s go through the average process: an enquiry lands in the inbox, it’s reviewed, you speak on the phone and a site consultation is scheduled. We then head out to prepare a “free” builders quote:

  • Driving time: 1 hour
  • Client consultation on site: 1 hour
  • Liaising with up to 6 trades to weigh in on specifics:  2 hours
  • Researching and reviewing supplier quantities and pricing – 1-2 hours
  • Creating a tailored plan specific to the project – 2 hours
  • Collating the data and preparing the quote: 3  hours (minimum)
  • Reviewing client feedback and making amendments: 1 hour

That’s around 12 hours of value and expertise we’d be giving away. And it’s not just us as business owners investing time – we’re also paying staff to do a lot of this.

Now scale that out. If we did just two of those “free” quotes a week, over the course of a year, that’s roughly $124,000 in unpaid time.

And here’s the unintended hidden cost: every hour spent giving away detailed quotes for free is an hour less focused on delivering better results for our existing clients.

In most industries, paying for professional time is standard – whether it’s a lawyer drafting an offer, a mechanic diagnosing a fault, or an architect preparing concept plans. Building quotes are no different.

Our industry has been in the habit of giving this away for free, but more builders are now recognising the value and changing the way they work. We’re proud to be part of that movement – because it means better outcomes for everyone.

From Free to Fair: Our Quote Process at Manzis Build

Here’s the thing: at Manzis Build, we don’t charge for every quote.

For straightforward jobs like a bathroom refresh or a basic iron fence, we’ll often give you a ballpark estimate or a simple proposal at no cost. That’s often all that’s needed.

But when it comes to complex renovations, full-home remodels, or house extensions, things change. Even a bathroom can involve five or six tradies – plumbers, electricians, plasterers, tilers, painters, joiners. Multiply that for bigger projects and the time, detail, and coordination required skyrockets.

That’s when we might frame the quote as a consultation service. It’s an upfront investment in detailed planning and sequencing – and here’s the important bit: if you choose to go ahead with us, that fee is refunded into the build cost.

Think of it as a refundable commitment fee, not an extra cost.

Here’s a breakdown of our structure:

1. Ballpark Estimate
For straightforward jobs like a bathroom refresh, a new fence, or a simple repair, we’ll provide a ballpark estimate or simple proposal at no charge – giving you an early idea of what the project may cost.

2. Complimentary Phone Consult
If you’d like to take the next step, we’ll schedule a no-cost 15-minute phone consultation with one of our experienced team members to discuss your project, answer questions, and outline a plan moving forward.

3. Paid In-Person Consultation
After the phone consult, one of our Licensed Builders will meet with you on site to review your project in detail. From there, our team will prepare a tailored proposal with a clear overview. This service attracts a fee, reflecting the time and expertise we invest to give you a thorough and professional proposal.

What You’re Really Paying for with a Builders Quote

When you invest in a paid builders quote, you’re paying for value that protects your project:

  • Builder’s value: our team’s time, experience, and know-how.
  • Accuracy: realistic costs, not rough guesses.
  • Transparency: clear breakdowns for materials, labour, timelines, and contingency.
  • Expert checks: on larger jobs we may engage a Quantity Surveyor (QS) to tighten numbers and reduce risk.
  • Better planning: practical options for getting the look and function you want without overspending, plus fewer costly surprises.

AI can churn out numbers in seconds – but it can’t walk through your house, spot a tricky access issue, or know how six different trades will sequence their work together. What you’re really paying for is the years of experience in our heads, and the know-how that keeps a project running smoothly.

Manzis Build — How We Do Quotes (Straight-Up, No Drama)

At Manzis Build we treat quoting like part of the service, and we put our expertise, time and heart into it.

For larger jobs we’ll:

  • Visit the site and dig into the details
  • Check for potentially tricky stuff (hidden damage, structural quirks, access issues)
  • Talk suppliers and trades through a realistic scope, lead times and costs
  • Put it into a clear, detailed builders quote you can rely on

Real example: On a recent renovation project, we provided a ballpark figure to our client, however they were concerned about an area that they suspected was hiding some damage. They opted for a paid in-person consultation. During the site visit, the hidden damage was uncovered, meaning the additional work was accounted in the quote – saving the client a $7,000 surprise mid renovation.

Why This Matters in Hawke’s Bay (and Across NZ)

According to SORCI 2025 data, builders who charge for quotes on larger projects tend to deliver better outcomes and higher quality results.

In our local Hawke’s Bay market, where renovations are often unique and weather, materials and heritage issues crop up, a thorough builders quote is both sensible and essential.

Your Build, Your Call  – But Here’s Our Take

We get it: paying for a builders quote can feel odd. But if you want confidence, fewer surprises, and a smoother build, a paid builders quote is where our more sensible homeowners start. It’s not a penalty, it’s protection.

At Manzis we’ll always recommend the right quoting approach for your project. Small or simple? We’ll keep it light. Complex or high-value? We’ll do the heavy lifting up front so the build runs clean from day one. And if we ask you (in advance) to pay for that time and expertise, we’re confident you’ll see the value.
